Chances are, you or someone you know in Minnesota is facing the possibility of foreclosure. But you need to understand that you are not alone.  These are tough and frustrating times. Now more than ever, it's important to identify your options. Foreclosure can be avoided, your credit can be saved, and your financial future can be salvaged.

You must take action. First of all open your mail, and stay in contact with your lender.  Second, know ALL your options.  Although I’m a Realtor who makes his living selling homes, I suggest you also talk with a certified housing counselor.  These services are free. A housing counselor can help you examine your options to stay in your home.   The State Of Minnesota has a non-profit organization called the Minnesota Home Ownership Center.  The Home Ownership Center can help you find a certified housing counselor who will help you for free.   Their telephone number is 651-659-9336 or toll free 866-462-6466.  You can find their foreclosure avoidance webpage at:

If you believe your best option is to try and sell your home, find a reputable licensed professional. A person who knows and understands distressed sales. Don’t be fooled by unlicensed people offering a contract to buy your house and NEVER pay upfront fees.  We are seeing more and more people victemized by people who offer contracts to buy in order to 'flip' the property to some third party. These scemes are usually illegal and often leave homeowners worse off. 

Here are your first 3 action steps:

1.) Stay in touch with your lender.

2.) Talk to a licensed Realtor who is CDPE and/or SFR certified.

3.) Contact a FREE Certified Housing counselor.

Through my experience handling distressed properties at Minnesota Real Estate Team, I've found that homeowners today have more questions than answers about their circumstances.
