It may seem obvious that a seller that needs to short sale should use someone who is an expert. What about buyers? Why would a buyer want to use a CDPE? If you are a buyer that wants to pruchase a short sale property, it is just as important for you to choose an agent that has training in the short sale arena. By using a CDPE as a buyer, your agent will truly be able to look out for your best interests in the transaction.
It is important that the agent you use be able to identify if the seller's agent knows how to complete a short sale. If the seller's agent does not know how to complete the transaction, or how to communicate with the bank, or submit a complete package to the bank, then you will be wasting a lot of time and energy for a deal that most likely will not happen. As a CDPE I deal with short sales on a daily basis. I know the right questions to ask the listing agent. I will be able to determine if a deal is even possible.
